Transaction activity (Hoguet Act)
The marketing of property is carried out under the estate-agency licence:

- Beazley Solutions International Limited (1 rue Saint-Georges, 75009 Paris), policy no. MA034L24ANPM, taken out through UNAPi.
- Transaction fee scale
- Sales fees are borne by the developer (seller); they are not added to the price paid by the buyer. Advice, selection and structuring are included in the purchase. Credit brokerage and the ‘From deed to keys’ support are optional services borne by the client, outside the Hoguet Act (see the “Remuneration” section and the fee schedule).
Banking and insurance intermediation activities
Hervé Voirin carries out intermediation activities as an appointed agent (mandataire), under the supervision of the French Prudential Supervision and Resolution Authority:

- Agent of an insurance intermediary (mandataire, art. L. 511-1 of the Insurance Code), principal Courtier d’Avenir. Insurance advice relates to the principal’s range and does not constitute an exhaustive analysis of the market.

- The intermediary holds no interest, direct or indirect, exceeding 10% of the voting rights or capital of a credit institution or insurance undertaking; no credit institution or insurance undertaking holds an interest exceeding 10% of its capital or voting rights.
Credit information
Where financing is considered, our role is to prepare and present your file to lending institutions. It is neither a loan offer nor a decision to grant credit: only the lending institution decides whether to grant the loan, after reviewing your file.
Where credit intermediation gives rise to remuneration, its principle and amount are disclosed to you before you sign the loan offer, in accordance with art. R. 519-25 of the Monetary and Financial Code.
A loan commits you and must be repaid. Check your ability to repay before you commit.
Remuneration
Our wealth advice, the property selection and the structuring of your purchase are included: no fee is charged to you for them. Like any intermediary, we receive a sales commission paid by the developer if you buy; it is not added to your price, which remains the developer’s list price.
Two services remain optional and borne by the client, disclosed before any commitment: credit brokerage, capped at €3,000 (incl. VAT), set out in a written mandate and due only once the loan is released and the deed signed (art. L. 519-6 of the Monetary and Financial Code); and the ‘From deed to keys’ support (accompaniment at the signing before the notaire, at your side, without representation or negotiation; the pre-handover inspection; the handover of the keys; post-delivery follow-up), at €3,000 (incl. VAT). A loan commits you and must be repaid.
Consumer mediation
In accordance with the French Consumer Code, you may refer an unresolved dispute, free of charge, to a consumer mediator. The competent mediator depends on the nature of the dispute:

Personal data — purposes and legal bases
The data you send us through the wealth-study form (situation, project, budget, region, time horizon, free-text context, contact details) is processed for the sole purpose of answering your request, preparing the scoping call and, where applicable, sending you our study.
The legal basis for this processing is your consent, obtained when you submit the form (Article 6(1)(a) GDPR). You may withdraw this consent at any time, without affecting the lawfulness of the processing carried out before its withdrawal.
Personal data — retention periods
Your contact data is kept for up to three years after our last contact if your request does not proceed. Proof of your consent is kept for five years. Data strictly necessary to comply with our legal and regulatory obligations is kept for the period those obligations require.
Personal data — recipients and processors
Your data is intended for Hervé Voirin and the authorised staff of EXPERT IA ENTREPRISE SOLUTIONS. It may be processed by our technical processors acting on our instructions, in particular our host (Vercel Inc.), our appointment-booking provider and our email and notification delivery providers, under confidentiality and security commitments. Your data is neither sold nor passed on to third parties for commercial purposes.
Where you apply for financing, your file is, with your agreement, sent to one or more lending institutions to review your credit application. Where applicable, the information strictly necessary to reserve a property may be sent to the property’s developer.
Some of our processors (in particular our host, Vercel Inc., established in the United States) process your data outside the European Union. These transfers are covered by appropriate safeguards within the meaning of the GDPR (the “EU-US Data Privacy Framework” adequacy decision or the European Commission’s standard contractual clauses). A copy of these safeguards can be obtained at contact@cabinetvoirin.fr.
Personal data — your rights
You have a right of access, rectification, erasure and restriction, as well as a right to portability and a right to object (for processing not based on your consent). As the processing of your data is based on your consent, you may withdraw it at any time (Article 7(3) GDPR), without affecting the lawfulness of the processing carried out before its withdrawal. You may also leave instructions on what happens to your data after your death.
To exercise these rights, write to contact@cabinetvoirin.fr or to the registered-office address. If, after contacting us, you consider that your rights are not respected, you may lodge a complaint with the CNIL (the French Data Protection Authority — cnil.fr).
Personal data — the free-text “context” field
The “context” field of the form is optional. We invite you to include only what is useful to understand your project and not to enter so-called sensitive data (health data, opinions, detailed family situation, etc.): it is not necessary to process your request.
