The questions on your mind, straight

On a decision as binding as a wealth purchase, clear answers beat polished phrases. Here are ours.

How are you paid?

We clearly separate what is included from what is optional. Advice, selection and structuring cost you nothing; only financing and the ‘From deed to keys’ support are optional, paid services. Here, plainly, is how it works.

What if the bank says no?

If you entrust us with your financing, we prepare and present your file to lending institutions, but we do not decide in their place: a credit agreement is always subject to a lender’s approval.

If a file does not proceed, we look into the reasons with you and explore the alternatives — adjusting the project, another structure, another timetable. Your wealth study, meanwhile, retains its full value: it concerns the structuring of your purchase, whatever the outcome of the credit.

A loan commits you and must be repaid. Check your ability to repay before you commit.

SCI or personal ownership?

There is no universal answer: the right framework depends on your situation, your goals — use, income, IFI, succession — and your time horizon.

Our study helps you set out the terms of the trade-off, that is, what each option means for you in practice. It replaces neither your notaire nor your lawyer, the only ones authorised to draft the deeds — company articles, split ownership — and to give you formal legal advice in your own name. We are glad to work alongside them.

Are the study and the advice really free of charge?

Yes. The wealth study, the advice, the property selection and the structuring of your purchase are included: you pay no fee for them. Our remuneration comes from the sale, paid by the developer only if you buy — with no addition to your price, which remains the developer’s list price.

Two services remain optional and at your expense, should you choose them: credit brokerage, capped at €3,000 (incl. VAT), and the ‘From deed to keys’ support, at €3,000 (incl. VAT). You decide on each with full knowledge of the facts.

Do you work with every developer?

We are not the sales team of any one developer: our starting point is your project, not stock to be shifted. Among the available developments, we keep those that match your situation and your quality criteria, then we confirm they are genuinely available before showing them to you.

As stated above, we receive remuneration from the developer if you buy: our advice and our selection nonetheless remain included, with no fee at your expense, and this remuneration is disclosed to you before any commitment. Finally, we disclose no development name or developer name on this site — that information is shared within the support engagement, once your project is scoped.

What if I don’t buy?

Nothing is charged to you for the study and the advice: they are included, and our remuneration comes only from the sale, if you buy. If you do not buy, you owe us nothing for them — and your study remains yours as a basis for your decisions.

Credit brokerage and the ‘From deed to keys’ support, for their part, are due only if you subscribe to them, on their own terms — brokerage in particular only once your loan is released and the deed signed.
