The path

Hervé Voirin has been supporting private buyers in new-build property for some fifteen years. Close to three hundred households have entrusted him with their project — from a first purchase to a rental investment — which has taught him one simple thing: a new-build home is never just a home. It is a piece of a wider estate, with its effects on income, tax and succession.

To that field experience he added the wealth management adviser qualification (Juriscampus, 2017). This is what sets his support apart from that of a mere sales intermediary: where many stop at the property, he starts from your situation — personal or corporate ownership, split ownership, IFI, succession — so that the way you buy serves your long-term goals.

He works from Nancy and remains the only face of the practice that bears his name. His stance: a real presence at the moments that matter — the viewings, the structuring, the financing — extended, as an option, to the notaire’s appointment, the construction monitoring and the handover of the keys; and clear remuneration, disclosed before any commitment.

Remuneration

Remuneration, in plain terms

The core of our support — the study, the advice, the selection and the structuring — is yours with no fee at your expense. Only two services remain optional. Here, concretely, is what that means.

The purchase

Included

€0 at your expense

The wealth study, the advice, the property selection and the structuring are included. Our remuneration comes from the sale, paid by the developer if you buy, under our estate-agency licence — with no holding of your funds and no addition to your price, which remains the developer’s list price.

The financing

Option

Up to €3,000 (incl. VAT)

If you entrust us with arranging your loan, brokerage fees, capped at €3,000 (incl. VAT), are set out in the written mandate signed beforehand and due only once your loan is released and the deed signed before the notaire (art. L. 519-6 of the Monetary and Financial Code). A loan commits you and must be repaid.

‘From deed to keys’ support

Option

An optional assistance service, at your expense: accompaniment at the signing appointment before the notaire (at your side, without representation or negotiation), the pre-handover inspection, the handover of the keys and support after delivery. Distinct from the sale, it is offered to you once your purchase is under way.

Separate forms of remuneration: the developer’s, if you buy, and — should you choose them — the optional services above. All are disclosed to you before any commitment.
